A few notable members..

🌴 ​Lisa Farris​ is an LA-based investor who co-founded an ​LA-based Investor Collective Exchange​ for accredited investors to meet and share opportunities.

They typically meet monthly and have recently focused on themes and investment categories (e.g., June was Impact Investments & ​July is Entertainment Investments​).

She just completed their first Women’s Investor Study w/ data being released on LinkedIn over the weeks ahead.

🇵🇾 ​Mauricio Crestincov​ is the CEO of ​CIVIS Real Estate Development​, a Paraguay-based residential RE development firm. He’s been living and investing in Paraguay for years.

As Stefan highlighted last week, Paraguay is the ​fastest-growing country in South America​, and there are some seriously favorable drivers of value here: strong economic fundamentals, a young labor force, increasing foreign investment, and rising demand.

🇮🇹 ​Andrea Pressendo​ is a geopolitical analyst from the Italian alps. He is particularly interested in the architecture of power: how decisions are shaped, how narratives are constructed, and how influence is exercised within complex political systems.

🎼 ​Mark James “S3LIM”​ is the founder of ​Phat Music Group / S3LIM​: a producer-led music IP company focused on creating, owning and monetizing a portfolio of records with established, emerging, Grammy-winning and multi-platinum artists.

The model is simple: rather than only betting on unknown artists from zero, PMG works around records with credible collaborators, built-in audience leverage and commercial upside.

🍊 Farmland I: Paraguay persimmon farm

Now taking expressions of interest for our first farmland SPV.

Paraguay has a near-perfect climate for growing fruit, and more water than it knows what to do with. Yet just one company in the entire country exports fruit to Europe: Frutas del Paraguay.

​Stefan just returned from Paraguay​, where he met the team and toured their persimmon farm firsthand.

Details:

  • This is a seven year old,139-hectare persimmon farm operation in Misiones, Paraguay
  • The first and only Paraguayan company to ship fresh fruit to Europe (2023); first to earn GLOBAL G.A.P. certification
  • ~50,000 trees now in the ground, with infrastructure, certifications, and export routes already established
  • Counter-seasonal harvest (Feb–May) ships to Europe exactly when Spain has gone quiet
  • Persimmons aren’t traded on any commodity exchange, which keeps pricing power with the grower instead of a spot market
  • Land sits atop the Guaraní Aquifer, the second-largest freshwater reserve on Earth

The opportunity:

  • Direct investment in land plots via Farmland I, Altea’s first farmland SPV
  • Available to accredited investors only
  • Projected mid-teens IRR over the life of the project, built on conservative assumptions

🏎️ Auto I: Porsche 911 GT2 (996)

Sireesh has insight into the latest addition to the stable: an exceptional ​Porsche 911 GT2 (996)​, presented in a sublime understated Grey over Black leather and having only been driven 9,300 miles from new.

The GT2 dispensed with all-wheel drive in favour of a lighter, rear-wheel-drive configuration, creating a purist’s driving machine that has since become the stuff of automotive legend.

The 996 GT2 occupies a unique position in the marque’s history and is widely considered one of the most thrilling, visceral and uncompromising road cars ever to wear the Stuttgart crest.

At its heart lies Porsche’s legendary Mezger-derived flat-six engine, enhanced by twin turbochargers and paired with a six-speed manual gearbox.

What makes this acquisition particularly special is its remarkable originality and preservation. It has been meticulously looked after and driven with obvious care.

As collector demand continues to focus on analogue, manual-transmission, limited-production performance cars from Porsche’s golden era, the 996 GT2 is increasingly recognised as one of the marque’s most significant modern classics.

We are really excited to have secured this for the ​Auto I fund​.

🎞️ Film Coinvest: Paid

Last week, one of our ​film loan coinvests​ came through, paying out the eleven LPs who funded the deal.

We can’t disclose much about this, but we just sold one of our newest pieces from the Art IV collection. It represents a solid 20% return over five months.

  • ​Tyler​ asked Mark James about his strategy to prevent AI gen music from diluting long term value and royalties, as well as his approach to detection and AI licensing.

“My view is that the long-term value won’t come from flooding the market with AI-generated music. It comes from real artist access, real fanbases, recognisable talent, and owned/co-owned records that people actually care about.

For us, AI is more of a monetisation and amplification layer — helping identify moments in songs, create content, test campaigns, and extend the life of a record — not replacing the creative asset itself.

On detection/licensing, I think provenance becomes key: clean contracts, clear splits, documented human creation, proper metadata, and avoiding unlicensed model outputs in the music itself.

Long term, I’d expect the best catalogs to separate themselves by being rights-clean, artist-led and commercially traceable.

So the strategy is basically: use AI around the asset, not as a shortcut to fake the asset.” ​Mark James​
