Altea Update: June 1

Hello there,

Welcome to June, and the best of the Altea Community.

Let’s go 🚀

👋 New Members

Welcome to the 28 new members since last week 👋

A few notable members..

🎞️ Sofia Stefou is the founder and CEO of VidaCher. She has two active projects in development: FOUND, a psychological romantic thriller shooting this summer in Malta and the UK, and AMGUE, an immersive themed experience built around ocean conservation.

Originally from Toronto, she is now based in LA.

🏖️ Corey Livingston is the LA-based founder & CEO of Splitz, a fintech company building the financial operating system for the creator economy. They help creators, agencies, and brands manage payouts and access to capital in real time.

He’s into alternative assets, exotic cars, and timepieces.

🇸🇻 Dean McClelland is the founder of founder of Tontine Trust — solving the ‘nastiest, hardest problem in finance’. Based in El Salvador, his solution enables you to share the risk of living a long life with a class of 10,000 strangers.

Tontines pay you a monthly income for life that ends when your time comes. When members of the class pass away and no longer need the income, their leftover savings get shared with the rest of the class.

Fascinating idea!

🗽 Margarita works in real estate in NYC. She also co-runs Own Property Abroad, connecting international buyers with real estate agents in their target markets, currently partnering with 11 agencies across Southeast Asia and Europe.

🗺️ Maritime I: New valuation (7 day window)

Quick update on Maritime I, and this one has a tight deadline.

The Oceyon team is offering Altea members the chance to invest at a lower valuation.

You can access to Tranche 1 of their current raise at a CHF 15M pre-money valuation.

This is a meaningful discount to the CHF 20M valuation in the investor memo, and well below the CHF 25M valuation that Tranche 2 will roll out at in 3 months.

Details

  • The window is 7 days. It closes sooner if the remaining allocation fills. This is not a soft deadline.
  • The allocation is nearly gone. Tranche 1 is CHF 500K total. Roughly CHF 300K is already committed — including capital from Altea members who invested earlier this year, who will also benefit from the repriced terms. That leaves approximately CHF 200K remaining.
  • The discounted valuation applies to all Tranche 1 investors, including anyone who has already committed. If you’re already in, your terms just got better!

Explorer’s Club

post cover image

Commit CHF 25,000+ and you’re in the Explorers Club.

That means guaranteed access to Oceyon’s vessels during a live salvage operation. Not as a passive observer, but present on-site as the recovery happens.

It’s a rare thing to be able to offer. If the financial returns are what gets you in the door, the Explorers Club is what makes this memorable.

How to invest at this lower valuation

Remember, the discounted valuation applies to all Tranche 1 investors, including those who have already wired funds.

For everyone else, this valuation window lasts 7 days. Don’t miss the boat.

🇪🇸 Real Estate II: Call for commits

The Real Estate II Deal Memo is now complete.

This is a €3.3m profit-participating loan funding two Valencia coastal residential projects inside Spain’s regulated security-token framework.

Next steps

Commitment calls have begun.

Real Estate II is the first SPV under our new investing rules. All accredited Altea members can invest in this SPV.

🍿 Film Co-Invests

We’ve got two film loans in final diligence that should go live this week.

Not sure what this means?

We make small loans to film producers — usually around $300k for 4-5 months — backed by government tax credits. Short duration, low LTV, happy investors.

💬 New Discussions

  • The Fenchurch Legal situation is getting very interesting
  • Meanwhile, a judge found in favor of Big League Advance in their case vs Padres right fielder Fernando Tatis, Jr.

“The best deals I’ve seen in athlete lending are backed by the guaranteed part of the athlete’s pro contract and direct debited from payroll. And even better when there’s an insurance component as well (death, dismemberment, disgrace)” Bryan Cooley

“Historically Tontines are bought by 50% of US households so it’s definitely popular with families. The best way to leave assets to your heirs is to create a separate trust fund which gives your heirs an income for life rather than a lump-sum inheritance that they could squander prematurely.” — Dean McClelland

  • If you’re in the Dallas-Fort Worth area on Tuesday (June 2) and wants free appetizers and drinks please reach out to Steven. He runs a hard money lending fund and is doing a property tour.

🤝 New Public Deals

Ever considered doing a 1031 Exchange?

If so, Tom Bottenberg is your guy.

He’s helped thousands of investors do 1031’s. But you gotta talk to him before you sell, because once a 1031 starts, the IRS gives you 45 days to identify a replacement property and 180 days to close.

Miss that window, and you’re writing a check you didn’t have to write.

If you own investment real estate and have even a passing thought of selling in the next year or two, chat with Tom

🥃 House of Rare Genesis PX

Robb Report just named the Genesis PX the best ultra-premium tequila on the market. No tip-off, no paid placement. They found it on their own.

1,000 bottles available, each in a crystal decanter. $229.99 + tax. Altea members get free shipping with code SHIP4FREE (auto-applied at checkout.)

🙏 New Asks & Offers

Buying distressed businesses?

City Captain Oliver Sampson was approached about investing in a friend’s bar in Lisbon.

The deal is that the current silent partner wants to be bought out of his percentage (~300k€), which includes the bar property downtown. It’s a property deal with recurring revenue (smallish) with tremendous upside on the property value in one of the hottest real estate markets in the world.

He’s wondering, this ought to be replicable, right? Buying distressed businesses and then collecting running revenue without doing the asshole PE-bust-out move with an eye to 5-10 year return on property values?

Interested? Up your alley? Chat with Oliver.

Anyone know a technical cofounder?

Eric Boshart is building Prelia, an AI-native operating system for hard money lending firms.

The demo is real and live. Pre-seed raised and real prospects in discovery. He’s very plugged into the credit world already with deep operational expertise.

But he needs a technical partner who can take the demo to actual product. Not a contractor — someone willing to come in at founding-team economics. Strong engineering generalist who’s shipped real production infrastructure, comfortable with the kind of full-stack work this requires. Bonus if you’ve worked on vertical fintech infrastructure before.

Is this you? Or do you know someone? Let Eric know.

He’s happy to walk through the demo, share the deck, and chat live.

That’s it for today!

See you next week, Wyatt & Stefan

Housing’s Agglomeration Loop

Today I want to explore exactly that question. Why is it that building more housing doesn’t always make housing cheaper. It’s a genuinely unsettled debate. The smartest economists in the room can’t fully agree on any of this, and I sure as heck don’t have a clean answer.

This week, we revisit Spain’s distorted housing market, unpack how Franco-era policy still shapes property today, and what that means for investors, renters, and BTR.
