Altea Update: June 8

Hello there,

Welcome to the best of the Altea Community.

Let’s go 🚀

👋 New Members

Welcome to the 39 new members since last week 👋

A few notable members..

🇯🇵 Terrie Lloyd runs a travel company, japantravel.com, for guests wanting inspirational trips and corporate groups, and akiya2.com, which helps non-Japanese buy and manage holiday homes in Japan (yes, it’s a thing recently).

He also buys 100+ year-old Japanese traditional homes and renovates them – the older the better!

🎞️ Mark Dziak has thirty years in television and film — producing across Big Brother, The Amazing Race (including international editions), Top Gear, and others through his company DZ3 TV.

He’s looking. to connect with: Capital Partners, Media/IP investors, Legal-tech people and operators who have scaled marketplaces/platforms.

Altea SPV Updates

🗺️ Maritime I: Low valuation window ends today

Maritime I

The Oceyon team from Maritime I is offering Altea members the chance to invest at a lower valuation of CHF 15M pre-money.

This is a meaningful discount to the CHF 20M valuation in the investor memo.

How to invest at the lower valuation

The discounted valuation applies to all Tranche 1 investors. If you’re already in, your terms just got better.

For everyone else, this special valuation window ends today.

🇪🇸 Real Estate II: Call for commits

Commitment calls have begun.

Real Estate II is the first SPV under our new investing rules. All accredited Altea members can invest in this SPV.

Also: Edificio Génesis is live

More news from our Valencia real estate deal: Guy Kleinboim just opened Edificio Génesis to the market today. The website is up, the Idealista listing is live, and the first reservation has already been signed at underwritten pricing.

Sixteen homes in La Malvarrosa — five minutes from the Mediterranean, high-spec finishes throughout, every unit customizable before handover. Pre-sale pricing is still available.

If you or anyone in your network is interested in a home in Valencia, reach out to Guy.

He’s set aside pre-launch pricing for Altea community referrals.

⚽ World Cup Fantasy League

post cover image

For all the degenerates, soccer fans, and degenerate soccer fans out there, we’ve put together an Official Altea World Cup Fantasy League.

We’ll come up with prizes for the winners, losers, and whoever else we feel deserves special recognition.

💬 New Discussions

“Unfortunately it’s all a big joke. Many Australians I’ve talked to are still all-in on property. If they’re not already buying through a self managed retirement fund then they’re setting it up. If anything will probably just make things worse by less property turnover for those grandfathered in, like [Stefan] mentioned, and an increase in rents as well (already seeing early signs of this).

In the end though, I can’t see how this isn’t all a house of cards. If rates go too tight or banks stop lending or there’s elimination of foreign ownership or some other perfect storm of events, I think the party is eventually over and all this paper wealth will go up in flames.

Sure this has gone on for 40 years but I don’t believe it’s sustainable forever.

🙏 New Asks & Offers

📊 Anyone with systematic/algorithmic trading experience?

Raj is building systematic trading strategies for prediction markets (primarily Kalshi), focused on exploiting structural inefficiencies from retail flow. Background is Stanford statistics & mathematics and he’s actively deployed.

He’s looking for likeminded peers or mentors to talk shop with & swap perspectives. Would love to connect with anyone trading prediction markets systematically, or doing/has done similar work in adjacent spaces (sports betting, futures, options market-making, etc.).

Happy to exchange notes – feel free to DM or reach out!

🥾 Support Jason Cronen’s Lycian Way Challenge

Many of you know Jason Cronen from the community. He’s a two-time cancer patient and Managing Partner at Garden District Ventures, and this June he’s hiking 540 km across Türkiye’s Mediterranean coast to fund low-cost rural cancer screening in underserved communities.

Alts has been a sponsor since early on. We’ve now taken it a step further. We’ve formed a team: The Yield Hikers. (har har)

Our immediate goal is to raise $500 together by June 12. Hit that milestone and we get a custom biodegradable trail marker placed on the route in our honor, plus a signed panoramic print from the journey for team members.

Here’s how to join:

  1. Go to lycianwaychallenge.com and make a donation that feels right to you. If you’d like to dedicate it to someone who’s battled cancer, just let Jason know their name.
  2. In the GoFundMe comment box, type “The Yield Hikers” so our team gets the credit.

Every dollar goes directly toward screening, transport, and care coordination for men who would otherwise fall through the cracks. The hike starts late June — let’s make those first kilometers count!

🍾 New Perk

If you’ve already found alternative investments you believe in, a self-directed retirement account may be one of the simplest ways to make those investments work harder for you.

Our friends at IRA Financial make that possible.

As an Altea member, use code ALTS to get $100 off your first year of fees on any IRA Financial account.

FarmTogether dropped a new offering that caught Stefan’s eye as it’s from his hometown.

The deal is called Riviera Avocado Grove, and it’s a 99-acre Hass avocado grove in beautiful Santa Barbara, CA.

  • 10.5% target net IRR
  • 9.3% average cash yield

  • 10-year hold, with 30% debt leverage.

It must be said that Santa Barbara has particularly delicious avocados.
