What we can share today:
- This will be a $400k investment in support of Phase I of the Herencia de Agaves expansion.
- Investors will be paid via barrel storage fees that are forecast to be around $80k to $100k per year net of expenses.
- We’re aiming for an IRR north of 20%.
- Investors in Phase I will be first in the queue for Phases II and III
- There are significant tail winds supporting this kind of endeavour
- So far we have $380k interest ($400k available)

- The IMF just dropped its annual Global Financial Stability Report, which does a good job identifying systemic risks. (The harder part is knowing when a risk will boil over).
- Has public equity actually shrunk once you net IPOs against take-privates? Short answer: Yes, it appears so — and by a wide margin. The EA/PIF deal is a huge part of that.
- GDP per capita is a most frustratingly flawed metric for measuring national wealth. As Lucas points out, national median wealth per adult is better.
- Great news for our Art I LPs: We’ve secured the sale of a major work in our Art 1 fund. Net of all fees, the ROI on this piece will come in right around 66%. (Investors only)

🤠 Texas Tax Deed Property Investing
Altea member Jon Berlet has been doing real estate tax deed investing in Texas.
His company is called CORE Tax Deeds, built around research, discipline, and transparency so investors can access Texas tax deed opportunities confidently through a regulated crowdfunding structure.
As of today he has 28 properties as of today and 7 exits on his first ten purchases, all with triple digit ROI’s.
👴 Worthy Wealth Senior Living Shares
From Sally Outlaw and David Bacon, this opportunity offers the chance to invest in the acquisition and improvement of senior living facilities across the US.
Worthy is acquiring underperforming communities, modernizing them, and targeting 15% annualized returns. Investors receive quarterly dividends starting in year 1 (5%), which increase to 7% after year 3. They’ll also earn a share of profits when sites are sold.
It’s a private equity-style play in a socially valuable niche. This is a Reg A offering with no accreditation requirement.

After battling cancer twice (first in 2004 and again last year) Jason Cronen is looking to raise $5,400+ to support research, treatment, and awareness for prostate cancer, testicular cancer, and men’s mental health.
This year, he’s taking on something truly daunting: The Lycian Way Challenge, a 540 km hike across one of the world’s oldest trading routes in southern Türkiye.
This is one of the biggest Movember challenges on the planet too (and his mustache is already growing.)

Two new recommendations this week — both from Tigran Kalaydzhyan.
The Sleuth Investor
The Sleuth Investor is written by a former Canadian hedge-fund manager and is based on his own experience. He shows how to use detective-like tactics to gather exclusive, physical evidence unavailable in the company’s public filings.
If you hold a very concentrated portfolio, you need to know something that almost nobody else knows. Otherwise you have no advantage and carry huge risks.
Sleuthing techniques will still make you a better investor, especially in more accessible private markets or with occasional opportunities in public markets.
The Almanack of Naval Ravikant
The Almanack of Naval Ravikant is an attempt to bring together various tweets and interviews of Naval Ravikant—a highly influential entrepreneur and tech investor.
The book is divided into two parts: thoughts on wealth and on happiness, both of which are presented as skills that can be cultivated through practice.
It’s not simply a recycling of ideas from various self-help books — the ideas are presented in a more practical and integrated way than in many other books.
