Next week, we’ll publish a comprehensive field guide to how climate change will affect residential real estate investing in the US over the next three decades. If you own a home in the US or plan to, you should check it out.
Here’s a sneak preview:
Over the next several decades, more than 150 million Americans will experience decreased quality of life due to climate shifts — mostly increased temperatures and decreased access to clean water. A great many of them will pick up and move. 250k Americans have already moved.
Experts estimate somewhere between 10 million and 60 million Americans will either choose or be forced to move in the coming decades.
That’s an order of magnitude larger than the continent’s previously largest shift — The Great Migration — when six million African Americans left the south and moved to the north, west, and midwest. That shift redefined the country.
The biggest population losers are likely to be Texas, Florida, and Louisiana, while the northeast benefits the most.

Bellingham is a smallish city of 90,000. It has an industrial past which belies its current beauty. I visited near this area in my 20s, and was blown away by how beautiful it is.
Home prices in this area are still very affordable given the sheer beauty of this neck of the woods.
What’s to like
This private, secluded home in woods that is priced well enough to make an excellent short-term rental.
The house features an open floor plan, new appliances, large windows and glass doors opening to wrap round deck. It’s bordered on two sides by a 400 acre nature preserve. The roof is only 5 years old. New carpet throughout.
It’s not directly on the lake, but close enough for vacationers to enjoy.
